
The Short Answer
Hastings-on-Hudson is a village of 1.98 square miles on the east bank of the Hudson River, inside the Town of Greenburgh in Westchester County, about 20 miles from the heart of New York City. Its Metro-North station is on the Hudson Line, and the fastest weekday morning peak train reaches Grand Central in 36 minutes.
Most housing structures are single-family, and many homes are old: the village’s own plan counts 45.4 percent as built in 1939 or earlier. The village is known for its Hudson and Palisades views, the Old Croton Aqueduct trail, a Saturday farmers market and the Draper observatory in Draper Park.

Where It Is and How It Is Governed
Hastings-on-Hudson is an incorporated village within the Town of Greenburgh, so an owner is a resident and taxpayer of both. Incorporated in 1879, it is one of six Greenburgh villages, with Ardsley, Dobbs Ferry, Elmsford, Irvington and Tarrytown.
The Hudson forms the western edge and Route 9A the eastern boundary. The downtown sits between the Metro-North tracks on the west and Broadway on the east, with the waterfront beyond the tracks.

A mayor, four trustees and a village manager. Police at the Municipal Building, 7 Maple Avenue. An all-volunteer fire department of four companies and ambulance corps. The library, Chemka Pool, parks and commuter lots.
What the Town of Greenburgh Runs
Assessment of every parcel. The town, county and school tax bills, through the Greenburgh Receiver of Taxes. Marriage and dog licenses. The village collects only its own tax.
A 10706 Address Is Not Always the Village
The village names ten streets, including Clarewood Drive, Heath Place and Donald Drive, that sit in unincorporated Greenburgh and are not eligible for village parking stickers, though most owners there have Hastings-on-Hudson 10706 mailing addresses on the town roll. A home there pays no village tax and pays Greenburgh’s outside-villages town rate, $5.503765 per $1,000 in 2026, instead of $0.462783. Check the tax bill for a village line.

Commute to Grand Central and Station Parking
Hastings-on-Hudson has 15 weekday morning peak trains to Grand Central. The fastest takes 36 minutes, the median 40 and the slowest 50, and eight take 40 minutes or less. The fastest, train 742, leaves Hastings at 9:23 and arrives at 9:59.
Hastings is the stop between Greystone and Dobbs Ferry and the southernmost Hudson Line station in fare Zone 4. A monthly ticket costs $271.50, a weekly $96.50 and a peak one-way $13.75; the MTA calls the monthly the most cost-effective ticket at three or more days a week. The station sits on the downtown’s western edge, with the Zinsser Commuter Lot across the street. The village lists three resident options below; 25 daily spaces in the River Street Lot need no permit.

Stickered vehicles must be registered to a village address. Buyers who plan to drive to the train should join the November sale or the Zinsser waiting list early.

Homes and Prices
Houlihan Lawrence’s Hastings single-family report puts the 2025 median sale price at $1,305,000 on 59 sales, and $1,427,500 on 41 sales for 2026 through August 31. Both sit above the Westchester County single-family median of $1,240,000 for Q2 2026.
The village’s 2025 plan, citing Census survey data, reports that about 60 percent of housing structures are single-family homes and about 16 percent are buildings of 20 or more units, with most of the rest holding two to five units. Of the 2,682 parcels on the town’s 2026 roll, 1,763 are one-family homes, 121 two-family and 48 three-family. Another 269 fall in the roll’s apartments, condominiums and co-ops class, where each condominium unit is its own parcel and a co-op or rental building counts once.
Age shapes renovation. The plan notes that because so many homes were built, or sit on lots created, before 1939, a majority are non-conforming under current zoning. The village’s steep slope rules cover any area over 1,000 square feet with a grade of 15 percent or more, and such slopes appear throughout the village. If an addition or new driveway is part of the plan, have it reviewed against zoning before signing a contract.
Read a Small Village’s Median Across Several Periods
With 59 single-family sales in 2025 and 41 in 2026 through August, a handful of sales moves the Hastings median. Houlihan Lawrence’s Dobbs Ferry median was below Hastings in 2025, $1,267,500 against $1,305,000, and above it for 2026 to date, $1,462,500 against $1,427,500. Both rose; only the order changed. Compare several periods, and similar houses, before concluding that one village costs more.

Property Taxes
A village home in the Hastings-on-Hudson school district carries six levies that add up to about $27.20 per $1,000 of assessed value before exemptions. A home assessed at $1,000,000 pays roughly $27,200 a year.

The town has assessed all six villages at 100 percent of market value since 2016, and the 2026 roll reflects value as of July 1, 2025. One town assessment sets the county, town, school and village values, so an owner has one number to check and one grievance to file.
- Review the tentative roll. Greenburgh publishes it by June 1; it becomes final on September 15.
- File Form RP-524 between June 1 and Grievance Day. That is the third Tuesday in June, June 16 in 2026. There is no fee, and postmarks do not count.
- Bring evidence. The town recommends a licensed appraisal, photos and comparable sales; the burden of proof is on the owner.
- Watch the calendar. Decisions arrive by September 15, and an owner then has 30 days to file for Small Claims Assessment Review with the county. A June challenge affects the following year’s taxes.
The village rate fell 2.6 percent for 2026-27 even as the levy rose to $13,743,548, because assessed value grew. Hastings had the lowest 2025-26 village rate of Greenburgh’s six villages, $5.33 per $1,000, but a lower rate does not guarantee a lower bill. Downtown, Waterfront, Parks and Trails
The downtown runs along Warburton Avenue, Spring Street and Main Street, where the village plan says most businesses are small or locally owned.
The Farmers Market
The Hastings Farmers Market, founded in 1998, runs Saturdays through the year in the Zinsser commuter lot across from the station, currently 8:30 a.m. to 1 p.m.
The Waterfront Parks
MacEachron Waterfront Park covers 1.3 acres at the north end of River Street and hosts a Sunset Concert Series, usually in June and July. Kinnally Cove, just south, is the village’s only public access point to the Hudson for kayakers and boaters.
Hillside Woods and Park
Hillside Woods, a 52-acre woodland with trails, was acquired by the village in 1993. The adjoining 48-acre Hillside Park holds Chemka Pool, a three-pool complex with 25-meter lap lanes, plus Sugar Pond and four tennis courts. A 2021 resolution dedicated both as parkland.
The Aqueduct and Trailway
The Old Croton Aqueduct State Historic Park is a 26.2-mile trail from Van Cortlandt Park to the Croton Dam, above the aqueduct that first delivered water to New York City in 1842. It runs north to south through Hastings, past Zinsser Park. The South County Trailway follows the Saw Mill River Parkway on the east side.
Henry Draper finished an observatory on his father’s land in 1860 and photographed the moon there on September 3, 1863. The building, now the Observatory Cottage in 9.9-acre Draper Park, houses the Hastings Historical Society, and the Draper property was designated a National Historic Landmark in 1975.
West of the tracks, most of the former industrial waterfront is undeveloped. Anaconda closed its plant there in 1975, and the northern parcels await cleanup by BP ARCO, which the village’s 2025 plan says may take 7 to 10 years. Treat waterfront redevelopment as a long-range prospect.

School District Facts
Most of the village is in the Hastings-on-Hudson Union Free School District, but assignment follows the parcel, not the village line or the mailing address.
- On the 2026 town roll, 2,668 of the village’s 2,682 parcels are in the Hastings-on-Hudson district; 13 are assigned to the Ardsley district and one to Irvington.
- The district also includes 329 parcels in unincorporated Greenburgh, outside the village.
- Its schools are Hillside Elementary (kindergarten to grade 4), Farragut Middle (grades 5 to 8) and Hastings High School (grades 9 to 12).
- Check the tax bill. The Greenburgh school tax bill and the roll entry name the district for each parcel.
- Confirm with the registrar. The district registrar is at 27 Farragut Avenue, 914-478-6207.
- Know the paperwork. Registration requires a deed or tax bill, or a lease, plus three current utility bills.
