Dobbs Ferry is a Hudson River village of about 11,600 people in the Town of Greenburgh, Westchester County, roughly 20 miles north of Midtown Manhattan. It has a Metro-North station, a downtown on Main and Cedar Streets, a 10-acre waterfront park, the 76-acre Juhring Nature Preserve and a stretch of the Old Croton Aqueduct trail.
Is Dobbs Ferry a good place to live? It is if what you need is a 38 to 52 minute train to Grand Central, a walkable village center, river access and preserved open space inside 2.42 square miles of land. The trade-offs are cost and one address detail. The single-family median was $1,267,500 in 2025, property taxes run about $29,200 a year per $1 million of assessed value, and nearly one in five parcels in the village is in the Ardsley school district, not Dobbs Ferry’s.

Village, Town and Who Does What
Dobbs Ferry is an incorporated village inside the Town of Greenburgh, one of six with Ardsley, Elmsford, Hastings-on-Hudson, Irvington and Tarrytown. New York’s Department of State states the rule: a village’s area remains part of its town, and its residents remain town taxpayers.
The village runs most daily services: police, fire, public works, recreation, the justice court and the public library, from Village Hall at 112 Main Street. The town assesses property and collects town, county and school taxes.
That split shows in the town rate. Greenburgh charges its general rate only inside villages and a separate unincorporated rate only outside them. For 2026 the rate in Dobbs Ferry is $0.462783 per $1,000 of assessed value, against $5.503765 in unincorporated Greenburgh.

Commute to Manhattan
Dobbs Ferry has 15 weekday AM peak trains to Grand Central. The fastest takes 38 minutes, the median 43 and the slowest 52, on Metro-North’s Hudson Line timetable dated March 29, 2026, counting trains that reach Grand Central between 6 and 10 AM.
The station is in fare Zone 4 with Hastings-on-Hudson, Ardsley-on-Hudson and Irvington. A monthly ticket costs $271.50, a weekly $96.50 and a peak one-way $13.75, at fares effective January 4, 2026. There is no ticket office; the station has two ticket machines, and the MTA’s TrainTime app also sells tickets.
For drivers, the village sells a Resident Commuter Permit for $510 a year, good Monday to Friday, 5 AM to 2 AM, in the Waterfront Parking Lot outside the recreation spaces. Non-residents pay $1,550. The price halves after December 1, and the village states that a permit does not guarantee a space. Permits are sold online or at the Village Clerk’s office.

Homes and Prices
One-family houses are the largest share of residential parcels in Dobbs Ferry. On the Town of Greenburgh’s 2026 final assessment roll, the village has about 1,800 one-family parcels, 418 parcels classed as apartments, condominiums and co-ops, about 190 two-family parcels and 52 three-family parcels. Each condominium unit is its own parcel; a co-op or rental building counts once.
Styles vary. Brick Underground’s October 2020 piece on the village listed Tudors, Colonials, Capes, midcentury modern houses and apartments in converted warehouses. The Census puts the owner-occupied share of homes at 63.9 percent for 2020 to 2024.
Houlihan Lawrence’s Dobbs Ferry report shows a 2025 single-family median of $1,267,500 on 68 sales, and $1,462,500 on 44 sales for 2026 through August 31. In 2017 it was $868,750. At the end of August 2026 there were nine single-family homes for sale, 1.5 months of inventory. The Westchester County single-family median was $1,240,000 in Q2 2026.
The $765,500 Figure Is Not the Price of a House
The Census Bureau puts the median value of owner-occupied homes in Dobbs Ferry at $765,500 for 2020 to 2024. That figure pools five years, is the owner’s own estimate and blends condominiums and co-ops with houses. Budget from current sales of the property type you are buying.

Property Taxes in Dobbs Ferry
A Dobbs Ferry home carries six levies on three bills, and school tax is about two-thirds of the total. The village’s 2026-27 budget hearing presentation splits the tax dollar into school 67 percent, village 22 percent, county 8 percent, town 2 percent and library 1 percent.
Assessment runs on one roll. The Town of Greenburgh assesses every property in all six villages at 100 percent of market value, as it has since 2016, and the village taxes on the town’s figure. The 2026 roll reflects value as of July 1, 2025, so a rate per $1,000 of assessed value reads as a rate per $1,000 of market value.

This is an illustration for $1 million of assessed value, not a quote for any house. The village rate fell to $6.4489 from $6.6615 in 2025-26, about 3.2 percent, with the levy inside the state tax cap. The Town of Greenburgh sets the school rate from the district’s levy. The sewer row is a range because 1,842 village parcels are in the North Yonkers district and 1,201 in Saw Mill Valley.
- Village bill. Mailed in late May and collected through June without penalty at 112 Main Street.
- Town and county bill. Billed by the Greenburgh Receiver of Taxes on March 31, due by April 30.
- School bill. Billed August 31. Part 1 is due by September 30 and Part 2 by January 31, with no January reminder.
- Grievance. Greenburgh’s informal online review runs May 15 to June 11; formal grievances close at 9 PM on the third Tuesday of June.

Downtown, Waterfront and Trails
The village center runs along Main and Cedar Streets, home to Village Hall (112 Main Street) and the Dobbs Ferry Public Library (55 Main Street). Gould Park and our office are on Ashford Avenue.
Waterfront Park
Ten acres overlooking the Hudson, with a playground, covered stage, fishing pier, boat dock and picnic area. Residents with a $10 recreation permit use the recreation spaces of the Waterfront Parking Lot.
Juhring Nature Preserve
A 76-acre preserve, called the Juhring Estate on the village’s trail map, set aside for walking, hiking and biking.
Gould Park and Memorial Park
Gould Park on Ashford Avenue has the village pool, ball fields and courts. Memorial Park, 3.5 acres at 105 Palisade Street, houses the Recreation Department.
Old Croton Aqueduct Trail
A state historic park along the 1837 to 1842 aqueduct, 26.2 miles from Van Cortlandt Park at the Bronx-Yonkers line to the Croton Dam. Its Keeper’s House in Dobbs Ferry is the park’s visitor center.
The aqueduct is primarily for walking and running, and parts suit biking outside mud season. Francie described it to Brick Underground in October 2020 as “sort of like our own High Line.”
Two campuses carry Dobbs Ferry addresses: Mercy University’s 66-acre main campus at 555 Broadway and The Masters School, an independent school at 49 Clinton Avenue.

School District Boundaries
Most of the village is in the Dobbs Ferry Union Free School District, but not all of it. On the Town of Greenburgh’s 2026 final roll, 2,464 of the village’s 3,011 parcels are in the Dobbs Ferry district and 547, about 18 percent, are in the Ardsley Union Free School District. The Dobbs Ferry district also crosses the village line: 74 parcels in the Village of Irvington are in it.
A Dobbs Ferry Address Is Not a School Assignment
A house inside the Village of Dobbs Ferry can pay village tax to Dobbs Ferry and school tax to Ardsley, and sit in the Ardsley district for enrollment. The listing’s town name does not settle it. The assessment roll does: it names the school district for every parcel.
- Check the roll or the school tax bill. Both name the district for the parcel.
- Ask the district. Dobbs Ferry’s registrar asks for proof of residency in the district, such as a deed, closing statement or lease, at enrollment.
- Confirm before you sign. Check the specific address, not the street or the listing.
