The Short Answer: Bronxville Tax Rates for 2026

A Bronxville home is taxed on two assessment rolls, so there is no single Bronxville tax rate. On the Village of Bronxville roll, which assesses at 100 percent of market value, the village rate is $3.5030 per $1,000 of assessed value for June 1, 2026 to May 31, 2027, and the Bronxville school district’s estimated rate is $13.2206 per $1,000 for July 1, 2026 to June 30, 2027.

On the Town of Eastchester roll, which assesses at under 1 percent of market value, the 2026 rates are $45.6055 per $1,000 for the town, $244.0835 for the Eastchester Fire District, $59.9398 for the Bronx Valley county sewer district and $32.2407 for the county refuse district, plus the Westchester County general levy.

Converted to market value, those levies add up to roughly $22.35 per $1,000, about 2.2 percent of a home’s value a year before STAR.

Never Apply a Town Rate to a Sale Price

The town roll that set the 2026 bills assesses at 0.88 percent of market value, which is why its rates run into the hundreds. A $3,000,000 house carries a town assessment of about $26,400. Multiplying the $244.0835 fire rate by the purchase price gives a fire tax of about $732,000; the real figure is about $6,444. Use each rate only with the assessment from its own roll.

Who Taxes a Bronxville Home, and Who Assesses It

Seven levies from five taxing bodies reach a Bronxville house. The village sits inside the Town of Eastchester in Westchester County.

  • Village of Bronxville. Village services, debt and the village’s contribution to the library.
  • Bronxville Union Free School District. The largest levy, set on the village roll and collected by the village treasurer.
  • Town of Eastchester. The townwide rate only. The town’s unincorporated rate, $329.6702 in 2026, applies outside the villages.
  • Westchester County. The general levy, apportioned to each town by its share of countywide full value.
  • Eastchester Fire District. Fire and emergency medical service for the town and the Villages of Bronxville and Tuckahoe.
  • County districts. County Refuse District No. 1 and a sewer district: Bronx Valley for most parcels, Hutchinson Valley for 143 on the 2026 town roll.

The village assessor values property for village and school taxes, which the village puts at roughly 80 percent of the total; the Town of Eastchester assessor values it for the rest.

The village revalued in 2007 and has kept assessments at 100 percent of market value every year since; the state’s 2025 equalization rate for the village is 100. The town’s 2025 roll states a uniform level of 0.88 percent, matching the state’s 2025 rate for Eastchester, and its 2026 roll drops to 0.84 percent for the 2027 bills. The village levy rose 2.58 percent to $13,372,296 while its rate fell 1.12 percent, because taxable value rose. The school levy rose 4.80 percent to $50,473,210, above the district’s 1.94 percent tax levy limit, so it needed 60 percent voter approval; it passed 362 to 187 on May 19, 2026.

A Falling Rate Is Not a Falling Bill

The village keeps assessments at market value every year, so a lower rate can still mean a higher bill. The village’s own example: a home assessed at $2,900,000 after a $100,000 increase pays about $10,150 in village tax, $238 more, even though the rate fell. In the school district’s example, a home whose assessment rose 3.74 percent pays $1,885 more in school tax.

Late town and county payments carry a 2 percent penalty in May, rising to 10 percent from October and 14 percent by the following June.

Bronxville School Taxes Are Not Due in September

Eastchester and Tuckahoe school district owners pay the town in halves due September 30 and January 31. Bronxville school taxes ride on the village bill, due June 30 and December 31. Buyers closing in late spring should confirm which half has been paid.

STAR in Bronxville: Credit, Exemption and the Transfer Trap

STAR reduces only the school portion of the bill. The state’s final 2025 figures for Bronxville put Basic STAR at $1,012.95 and the Enhanced STAR credit at $2,883.00; individual amounts can be lower.

  • The STAR credit. The benefit for new homeowners: a state check or direct deposit before the school bill is due. Basic requires income of $500,000 or less.
  • The STAR exemption. A reduction on the bill, kept only by owners receiving it since 2015 on the same home. Basic income limit $250,000; the 2025 Enhanced exemption saving in Bronxville was $2,612.00.
  • Enhanced STAR. One resident owner 65 or older by December 31, with income of $110,750 or less for 2026 benefits and $113,550 for 2027.

The Seller’s STAR Does Not Come With the House

New York no longer grants the STAR exemption to new homeowners, so a seller’s exemption does not pass to a buyer. A qualifying buyer registers for the credit with the New York State Department of Taxation and Finance once the home is a primary residence. If the seller’s bill shows an Enhanced reduction, add it back when budgeting.

Two Grievance Days: February for the Village, June for the Town

Two rolls mean two challenges and two deadlines; a complaint to one assessor does not change the other roll.

  • Village roll, for village and school taxes. The tentative roll is published February 1, and complaints are due by the third Tuesday in February, when the village Board of Assessment Review meets. The next is February 16, 2027. Court filings are due April 30.
  • Town roll, for town, county, fire and district taxes. Westchester town Boards of Assessment Review meet on the third Tuesday in June, June 15 in 2027. Eastchester mails decisions by September 15, and small claims review petitions are due to the County Clerk by October 15.

The village grievance carries the larger stake, and the question is simple: does the assessment exceed what the house would sell for? On the town roll, divide the assessment by the level printed on the roll, 0.84 percent on the 2026 roll, to see the market value the assessor implies.

Recent Buyers Should Check the Village Roll in February

The state’s grievance form instructions say market value can be estimated from a recent sale of the property itself. If the tentative village assessment in the February after closing sits above the price paid, the window to challenge it closes that month. Each grievance uses the state’s Form RP-524, filed separately; the village accepts only an original application, not email.

How Property Tax Reaches a Bronxville Co-op Owner

A co-op shareholder does not get a tax bill. The cooperative corporation owns the building, the building is taxed as one parcel, and the corporation pays the bill and recovers each shareholder’s portion through monthly maintenance. Individual co-op units generally do not appear on New York assessment rolls.

The assessment rule is Real Property Tax Law section 581. In plain words, a co-op building cannot be assessed at more than the same building would be if it were not a co-op, so apartment sale prices are not the measure. Co-op apartments are eligible for STAR.
