The county co-op median was $235,000 in Q2 2026 and the condominium median $575,000, against a single-family median of $1,240,000. Bronxville in particular has a co-op market with entry points around $300,000. For households that want a walkable village and are not attached to a house, this is the most underused path into Westchester.

The Commute, Honestly

Metro-North is the reason this move works, and the timetable is not the whole story.

What the timetable leaves out: the walk or drive to the station at your end, station parking which is typically permit-based with a cost and often a waiting list, the difference between express and local service, and the reduced off-peak frequency that shapes evenings and weekends.

Add the Real Door-to-Door Number

A 35 minute train from a house you can walk to in six minutes is a different life from a 33 minute train from a house that requires a ten minute drive and a parking permit you are waitlisted for. Manhattan buyers, accustomed to subway proximity being a given, consistently underweight this. Walkability to the station is also one of the clearest drivers of price within every Westchester town, which tells you the market agrees.

What gets cheaper

If you are moving out of New York City, you stop paying New York City resident income tax. A Westchester resident commuting to a Manhattan job pays New York State income tax but not New York City resident income tax on wages, because the city’s nonresident earnings tax was repealed effective July 1, 1999. New York City government employees are the main exception under a separate provision.

For a Manhattan household, this is a substantial and permanent change, and it partially funds the move. It is also the part city buyers most often forget to include when they compare a mortgage to their current rent.

What gets more expensive

Property taxes. Westchester County carries one of the highest median single-family property tax bills in the United States at approximately $14,670, and in the top districts it runs far above that. Scarsdale’s median effective property tax rate is approximately 1.97 percent, which on Scarsdale price points produces a very large annual figure.

Then the things a Manhattan apartment does not have: a roof, a boiler, a lawn, a driveway to plow, and probably a car or two. Budget for them explicitly.

The Comparison That Actually Works

Do not compare rent to mortgage. Compare your current all-in monthly cost including New York City income tax against a Westchester all-in including mortgage, property tax, insurance, maintenance and transport. City households that run that calculation properly are frequently surprised in both directions, and they make a better decision either way.

Buying a House Is Not Like Buying a Co-op

The good news for Manhattan buyers is that you already understand attorneys, board packages and large deposits. The Westchester process will feel familiar in structure and different in detail.

  • Attorneys, as expected. New York is an attorney state throughout, so this part is the same as your city transaction.
  • An accepted offer still binds nobody until contracts are executed, and attorney review typically takes 7 to 10 days. Keep looking during that window.
  • Deposits of 5 to 20 percent at contract, which will feel normal after a co-op purchase.
  • No board approval for a house, which removes the single most stressful step of a Manhattan co-op purchase. Westchester co-ops do have boards.
  • Inspection matters far more. You are buying a whole building now, not an apartment inside one. Roof, foundation, heating, drainage and, in older stock, everything else.
  • Roughly 60 to 90 days from accepted offer to closing.

Choosing a town on schools and commute alone, then discovering the weekends are the part that does not work. Tour on a Saturday, not just a weekday.

Overbuying land
